right housemate and establishing
clear guidelines can help ensure
room-mate relations remain
Before determining a
housemate, it is critical to decide
the type of person you want to
live with and how you wish to
co-exist in a shared environment.
Gender and age are probably
the two most important factors
when considering who you want
to live with.
Consider your cleaning and
maintenance habits. Are you a
self-confessed slob who is happy
to live with another messy
person or are you a neat freak
who requires order and tidiness?
Issues like attitude to
smoking, alcohol and lifestyle
also need to be addressed.
Lyn Reid recommends holding
face-to-face interviews for
candidates to get a good
indication of their personality.
''As daggy as it sounds, have
a sheet of questions for each
potential housemate so you can
tick off questions and write
notes,'' she says.
''It will show that you are
looking for a quality housemate
and you will be able to go over
them to make your decision.''
Taking time to select the right
person is crucial and housemate
hunters are advised to be clear in
what they expect and in turn,
what they can offer.
Let potential candidates know
about the house and its positive -
and negative - qualities.
Inform them of the size and
quality of the bedroom,
bathroom, kitchen and other
common areas, along with
information about security,
facilities, public transport and
shopping in the area.
'Whatever you do, don't make
a decision without taking time to
think it through,'' Reid says.
Once a housemate has been
selected, Reid recommends
laying down ground rules to

Establish rent, grocery,
electricity and water costs from
the outset and in writing,
''(Why not) work out a
weekly or monthly budget that
each housemate contributes an
agreed amount to, so funds are
always in place when the bills
arrive?'' Reid says.
Discuss rules about guests,
meals, noise and behaviour at the
start of any relationship so all
housemates agree on acceptable
living conditions and what will -
and won't - be tolerated.
Creating a chore roster is a
good way to ensure cleaning of
common areas is shared.
If you make the decision to
live with a friend, discuss living
arrangements from the start of
the tenancy to avoid spats that
can endanger a friendship.
Reid says the best thing to do
is treat housemates the way you
would like to be treated.
''This is the simplest but most
important tip of all,'' she says.

Mt Warrigal was called Native Dog Hill when it
became part of the Terragong parish in the free
land grant issued to Lieutenant Colonel Thomas
Davey in 1821.
Davey later transferred Native Dog Hill, along
